2026 is going to be full of exciting moments of renovation, events, hospitalty and friends. We have created a more concrete layout of current projects in 2026:

MAKING THE
HOMES
BEAUTIFUL
Over the past few months, so much of our conversation around the series has centered around “renovation” - the walls we restore, the floors we uncover, the centuries-old beams we bring back to life.
But what we haven’t stopped to talk about is how much styling goes into these homes once the dust settles.
There are thousands of tiny, deliberate moments layered into every property. We go in our Fiat 500’s to source antiques from across Europe, find the perfect linens, and pull inspiration from the world’s best hotels - all in the hope of creating spaces that feel unique, personal, and quietly unforgettable to our guests.
Every room is a story told in textures, colors, and details that are never accidental. Looking ahead to 2026, there’s so much opportunity to follow these houses as we continue to lovingly reinvest in each one - refining them, evolving them, and making them even more special. This isn’t just true for our Airbnbs, but for our personal homes as well (which, yes, we do rent out from time to time).
It’s the part of the process that’s easy to overlook in a renovation show, but it’s also where the magic truly happens - where the house stops being just a building and starts becoming an experience.

2026 HOUSES & PROJECTS: A QUICK GUIDE

Leah’s current personal home is constanlty being updated…
There’s always something to see! From the shower reno (you filmed) to new floors going in (video here), there is always something happening in the houses!
Leah:
“The Garden House is Currently my residence while under renovation. Remaining work includes installing balcony and living room floors, replacing the balcony roof, and adding new balcony railings. Once completed, this house will be listed for guests, and I plan to purchase another personal property shortly after.”
Looking ahead, my plans include:Purchasing a large villa with a pool and event space for bigger groups.
Continuing to restore 1–2 homes annually for personal use and guest accommodations.
Introducing new residents to the town gradually to preserve its character and charm.
Opening at least one storefront in the historic center for pop-up shops.
Helping to establish a coffee shop in the heart of the village.
And that’s just the guest-facing side of the story. Alongside these projects, I’m also committed to creating spaces that serve the local community—whether that’s hosting events or helping neighbors with unique needs. For example, our local farmer recently lost his entire flock after foxes raided his chicken coop. We’ve offered to help design and build him a secure new coop, ensuring he can continue his work and livelihood.
These kinds of “small but mighty” projects, rooted in care for the people who live here, are just as important to me as the larger restorations. -
Well, Actually 2:
Essentially they bought a building…
Its 3 stories with a massive Terrace. They fly back to sign the paperwork Late August 2025.
We also currently have guests in town searching for more properties, including a group arriving from New York who purchased a large nearby home with the biggest terrace in the city. They will require a full renovation, as will two other groups we’re working with. -
Ashley:
“We’re seriously considering purchasing the house I originally viewed for myself — reimagining it as a “family design project.” So various members of my family could spend more tie here, the house could also function as a rental space when we host events in the town throughout the year.The property spans three levels, with two living rooms, two bathrooms, and essentially two kitchen areas. It also includes two cantinas, an outdoor kitchen (its essentially one room outside with a kitchen), and a loft.
There are two dedicated bedrooms at present, but we would convert the second living room (3rd level) into a full bedroom suite, creating a more versatile layout for guests and family stays.”

“While I am currently looking for a ‘personal home’ to purchase: South House is my personal home where I am currently living /renovating spaces specifically for Social media collaborations.
As Leah and I grow online, we now have home brands proposing to ‘sponsor’ our design projects. For Instance, the project I am doing this week at South House (VIEW THE PROJECT LIVE ONLINE HERE) is sponsored by a home Fragrance brand.
We do forsee many more home projects like this happening in 2026
It can be a very interesting way to show how these businesses can grow and evolve! For instance, many people talk about rentals not being ‘scalable’, but in a project like this one, the materials for the project and the content are paid for by the brand. Its one of the many creatove ways we’ve been able to make this happen!” -

The Tapestry House – Recently renovated and operating,
Leah:
“But I plan to enhance it further by redesigning the bathroom with striking tiles and incorporating destination-worthy focal points—styled spaces that create memorable, camera-ready moments for guests and content creators.” -
Ashley:
“This large house is the ‘family Airbnb’ — a grand space that now calls for a bold second redesign. Its scale demands a significant investment, but its potential is undeniable. Once complete, it will stand not only as a refined guest stay, but as a showcase destination for content creators and remote professionals.
The 2026 plan is ambitious: remove the unusable fireplace, reimagine the kitchen, modernize the bathroom, and breathe new life into every corner. The goal is clear — to transform this property into a functional, desirable, and inspiring hub where history meets creativity.”
NOTE: All 2026 projects and renovations will include Stefano. If the show is being positioned as a true renovation series (rather than lifestyle/friends/reno), we will require that all planning calls moving forward include him. His involvement ensures expedited clarity and accurate timelines for our internal coordination.

The Town’s Newest Residents
Spring 2025 brought the first spark: Coraline, a Parisian creative enchanted by Italy’s quiet beauty, became the pioneer of our friend circle to settle in San Gregorio da Sassola.
Coraline & Leah both have a love for hosting retreats in Italy. they are already planning their first women’s retreat at the historic Villa Lina (just outside Rome), set for spring 2026.
May 2025 Brought Éros Brousson - the internet’s newest “dating coach sensation,” (Buzzfeed has the story) adding his own fire to San Gregorio’s unfolding chapter by relocating to the village.
Ashley & Éros prepare to launch The Whinery, a bi-monthly podcast recorded between the Castle in San Gregorio (Castello Brancaccio), the Palace in neighboring Poli, & vineyards around Lazio.
Together, Coraline & Eros’s arrivals herald a new wave of young energy, reshaping this storied hillside community.
